Builder-installed systems at mid-life
A furnace installed with a house built from 2005 to 2015 is now about 10 to 20 years old. That is when the bigger repairs start, and when it pays to decide repair or replace on purpose rather than during a January breakdown.
Builders often install basic single-stage equipment with one thermostat on the main floor. Common results: an upstairs that runs hot in summer, a cold basement and a loud blower. Before you replace anything, ask whether the ducts, returns and sizing are part of the problem, because a new furnace on the same ducts can feel the same.
A rule of thumb: one small part on a 12-year-old furnace is a repair. An inducer motor or control board on a unit near 20 is the moment to compare a replacement quote. See furnace replacement quotes for prices by type. Torn between repair and replace? The form on FurnaceQuotes.ca has a Not sure yet option for exactly that.

Second units and basement apartments
Second units are common in Brampton, and heating is where they get complicated. Shared ducts can carry smoke between units, and each household has its own idea of comfortable.
Check the city's rules before you choose a design
Brampton requires second units to be registered, and registration involves a building permit and inspections. Fire separation between units, smoke and carbon monoxide alarms and how heating is shared fall under the Ontario Building Code and Fire Code. Confirm what applies to your house with the City of Brampton before you sign, rather than relying on an installer's guess.
One shared system
- Lowest equipment cost: one furnace, one AC
- One thermostat for both units unless the ducts are zoned
- Shared ducts raise fire and smoke separation questions
- Hard to split heating costs between households
Separate heat for the second unit
- Each unit controls its own temperature
- A single-zone ductless heat pump typically runs $3,500 to $6,500
- Keeps each unit's air separate
- Adds a second system to maintain
Comfort for a full house
Multigenerational homes work the heating, cooling and hot water harder: people are home all day, every floor is in use, and not everyone agrees on a temperature.
Zoning
Motorized dampers and a thermostat per floor let one furnace treat the basement, main floor and bedrooms differently. It needs a compatible furnace and ducts that can take it.
Two-stage or variable speed
Longer, gentler run times even out the floors and cut blower noise. Worth pricing in a two-storey home with a hot upstairs.
A ductless head for the hard room
A bonus room over the garage or a basement that never feels right is often easier to fix with one ductless head than with new ducts.
Hot water for a big household
Back-to-back showers can drain a 40 to 50 gallon tank. A larger tank or a tankless heater fixes it; a gas tankless unit typically runs $3,500 to $6,000.
Heat pump or dual fuel
A cold-climate heat pump heats and cools, and a dual fuel setup keeps the gas furnace as backup for cold snaps, typically $11,000 to $20,000.
Ask for a load calculation
A room-by-room calculation (CSA F280) is the only way to size for a finished basement, a second unit and a full house.
What a Brampton quote should spell out
Builder-era homes and second units add questions most quick quotes skip. Make sure yours answers them.
- Model numbers for every piece of equipment, including the coil
- A load calculation that counts the basement or second unit
- Which area each thermostat controls, and any zoning dampers
- How ducts and returns are kept apart between units, if you have or plan a second unit
- Who applies for permits, and how the work fits the second-unit process
- Removal, parts and labour warranty years, the deposit and the install date

Can one furnace heat a house with a basement apartment?
Sometimes, but it is not only a comfort question. Shared ducts affect fire and smoke separation between units, and Brampton requires second units to be registered. Check the city's requirements for your house before choosing a design. Many owners give the lower unit its own heat and cooling, such as a ductless heat pump.
Our house is about 15 years old. Why is the furnace already failing?
Fifteen years is mid-life for a furnace, and builder-installed units are often basic models. Dirty filters, short cycling from oversizing and a blocked condensate line wear parts faster. An igniter or flame sensor is a routine fix; an inducer motor or control board is the time to compare a replacement quote.
Why is our upstairs so hot in summer?
In large two-storey homes the thermostat usually sits on the main floor, cool air has the farthest to travel to the bedrooms, and upstairs returns are often small. Balancing, added returns, a variable-speed system or zoning can help. Ask the estimator to check airflow on each floor before you replace equipment.
Does Brampton require a permit for a furnace replacement?
Check with the City of Brampton for your job, and make sure the quote says who applies and whether the fee is included. Creating or changing a second unit is a bigger process that involves registration, a building permit and inspections. Gas work needs a TSSA-registered contractor.
