You live in the home

  • Book in spring or early fall and compare without a deadline
  • Weigh comfort upgrades: two-stage, modulating, heat pump or dual fuel
  • Ask about the AC if it is the same age

You rent it out

  • Give tenants written notice before each visit
  • Name one person who meets the crew
  • List every unit and every furnace

Replacing a furnace in a Waterloo rental

The extra work in a rental is planning: notice, access and which unit gets what. Sort it out before the estimate.

  1. Give written notice

Ontario's Residential Tenancies Act generally requires at least 24 hours' written notice to enter a unit for work, with entry between 8 a.m. and 8 p.m. That applies to the estimate and the install.

  2. Choose one contact for access

Tell the company who meets the crew and where the furnace is. Locked utility rooms and keys held by tenants are the usual cause of a lost morning.

  3. Map every unit

Converted houses may have one furnace or several. Ask for each on its own line. If two units share one forced-air system, say so when you book: fire separation rules can affect what the installer adds.

  4. Time it with the lease

If tenancies turn over between school terms, the empty weeks are the easiest window. Quote a furnace 15 or more years old before it fails mid-winter. The FurnaceQuotes request is the same for owners and landlords.

  5. Keep the paperwork

File model and serial numbers, the warranty registration, the contractor's TSSA number and any permit. The City of Waterloo's low-rise rental licence asks for a gas or oil fuelled appliance form.

No heat in a rental is urgent

Heat is a vital service under the Residential Tenancies Act during the heating season. If a tenant reports no heat, choose Urgent: no heat or no cooling in the form.

Family homes in Beechwood, Laurelwood, Eastbridge and Columbia Forest

Many homes in these neighbourhoods still run on a furnace or air conditioner from the 1980s to the 2000s. The age of the system decides which quote to ask for.

  • Furnace 20 or more years old

    Plan the replacement

Past the age when most furnaces get replaced. Quote it before it fails, and size the new one fresh: windows and attic insulation have often been upgraded since.

    Typical ranges to compare

    Two-stage gas furnace
    $5,500 to $8,000
    Modulating gas furnace
    $7,000 to $11,000
  • Furnace 10 to 20 years old

    Repair or replace

One failed part on a younger furnace is often worth fixing. A second big repair or a cracked heat exchanger tips it toward replacement. Ask for both prices.

    Typical ranges to compare

    Diagnostic visit
    $100 to $200
    Control board
    $500 to $1,100
  • AC the same age as the furnace

Replace the pair, or go heat pump

Replacing both lets the installer match the coil and blower. It is also the moment to price a heat pump or dual fuel instead of a new air conditioner.

    Typical ranges to compare

    Furnace and AC together
    $8,000 to $15,000
    Dual fuel instead
    $11,000 to $20,000

Typical Ontario prices before HST, reviewed October 2026.

Heat pump or dual fuel in Waterloo?

Replacing a furnace and an air conditioner? Get a heat pump price on the same visit. It costs nothing extra.

New furnace and central AC in one job
$8,000 to $15,000
Whole-home ducted cold-climate heat pump
$9,000 to $18,000
Dual fuel (heat pump paired with a gas furnace)
$11,000 to $20,000
Single-zone ductless mini-split
$3,500 to $6,500
Multi-zone ductless mini-split (3 to 5 indoor heads)
$9,000 to $18,000

Typical Ontario prices in CAD, before 13% HST. Reviewed October 2026. Ranges, not quotes.

Dual fuel pairs a heat pump with a gas furnace that takes over on the coldest days. A ducted cold-climate heat pump replaces the AC and does most of the heating. Ductless mini-splits suit converted houses where ducts are hard to run, and can give each unit its own controls.

Heat pumps need electrical capacity; a panel upgrade typically runs $2,000 to $4,500. See heat pump quotes and ductless mini-split quotes.

Rebates: check before you sign

Ontario's Home Renovation Savings program offers heat pump rebates with eligibility rules by heating fuel, home type and product, and it requires approval before installation. Program rules change often, so check the official pages before you buy and never sign because of a promised rebate amount. New applications for the Canada Greener Homes Loan ended on October 1, 2025.

Waterloo questions

Straight answers. If yours is not here, the company can answer it during your free estimate.

How much notice do my tenants need before a furnace visit?

Under Ontario's Residential Tenancies Act, landlords generally must give at least 24 hours' written notice to enter a unit for repair or replacement work, with the visit between 8 a.m. and 8 p.m. The notice should state the reason, the day and the time. Give it for the estimate and again for install day.

Does my Waterloo rental licence matter when I replace a furnace?

It can. The City of Waterloo licenses low-rise rental units, and its application and renewal requirements include a completed gas or oil fuelled appliance form. Ask the installer what documentation they provide after the install and keep it with your licence records. Confirm the current requirements on the city's rental licensing page before you rely on them.

Is a heat pump a good idea for a Waterloo home?

It is worth pricing, especially if your air conditioner also needs replacing. A properly sized cold-climate heat pump, or a dual fuel system with a gas furnace for backup, can handle a Waterloo winter. Ask for a heat loss calculation and a price for both options on the same visit, then compare the totals and the running costs.

I own more than one rental. Can I get them all quoted?

Send one request per property so each address gets its own estimate and written quote. Mention that you own more than one and ask whether the visits can be planned together. Each quote should still list the equipment and work for that address on its own.
