What a new furnace costs in Ontario

Typically $4,000 to $11,000 installed, before HST. The furnace tier sets most of the price. The work around it sets the rest.

Typical installed prices in Ontario, CAD, before 13% HST, for a standard replacement in an existing detached home. Reviewed October 2026. Estimates, not quotes. The Ontario furnace quotes overview on our home page lists each furnace tier beside the heat pump and furnace and AC ranges.

Typical prices by furnace type

All three are high-efficiency condensing furnaces. The difference is how the burner and blower run, which you feel as comfort and noise more than on the gas bill.

Going from 96% to 98% AFUE cuts heating gas by about 2%, so pick a tier for comfort first.

What your furnace quote should include

A quote you can compare names the exact furnace, shows how it was sized and lists the work around it. Missing lines tend to come back as extras.

  • Brand, model number, AFUE and BTU input
  • A heat loss calculation, not "same as the old one"
  • Venting material and route
  • Condensate drain or pump
  • Duct transitions and sealing
  • Thermostat, new or reused
  • Permits, gas work and removal of the old unit
  • Parts and labour warranty years, deposit and install date

What moves a furnace quote up or down

Same furnace, different homes, very different quotes. The gap is almost always the work around the furnace.

  • Venting or a chimney liner

Condensing furnaces vent PVC out a side wall. An orphaned gas water heater in the old chimney may need a liner.

  • Condensate

Without a floor drain close by, you need a condensate pump.

  • Duct transitions

The new cabinet rarely lines up with the old plenum. Leaky or undersized ducts can grow the job.

  • Access

Finished ceilings, tight furnace rooms and attic installs take longer.

  • Gas line

A larger pipe, new shutoff or sediment trap should be a line item, not a surprise.

  • Permit

Some municipalities require one. The quote should say who applies and who pays.

  • Thermostat

Two-stage and modulating furnaces need a compatible thermostat to run as designed.

  • Removing the old unit

Hauling away the old furnace is often included. If it shows up as an extra, ask what it covers.

Venting changes or a chimney liner
$300 to $1,500
Condensate pump
$150 to $350
Duct changes
$500 to $3,000+
Thermostat replacement
$150 to $600
Permit fee (municipal)
$75 to $300
Gas piping
$300 to $1,200

Typical add-on prices in Ontario, before HST. Reviewed October 2026. Only some homes need each item.

Size matters too. As a rule of thumb only, homes lose 25 to 45 BTU per hour per square foot on the coldest days, so a 2,000 sq ft home could need 50,000 to 90,000 BTU/h. A CSA F280 room-by-room calculation is the proper method: see load calculations explained or try the furnace price estimator.

Repair or replace your furnace?

Replace when the furnace is old, unsafe or eating repair money. Repair when it is younger and one known part failed.

Usually worth repairing

  • Under about 10 to 12 years old
  • One part failed: igniter, flame sensor, pressure switch
  • Heat exchanger inspected and sound

Usually time to replace

  • 15 years or older
  • Cracked heat exchanger, a carbon monoxide risk
  • Second major repair in a few years
  • Rooms that never heat evenly
Hot surface igniter
$250 to $450
Inducer motor
$600 to $1,200
Blower motor (ECM)
$900 to $1,800
Cracked heat exchanger
Often replacement-level

Typical Ontario repair prices including parts and labour, before HST. Reviewed October 2026. A diagnostic visit usually comes first.

A useful test: if the repair costs more than about a third of a new furnace and the unit is past 15 years, replace it. Heat off right now? Start with a furnace repair request.

From request to a warm house

The install usually takes one working day. Getting to that day takes a few days to a couple of weeks, depending on the season.

  1. Request

About a minute: your home, current furnace and timing.

  2. Booking call

Usually within minutes, to confirm details and pick a visit time. The call can be automated or AI-assisted.

  3. Free in-home estimate

A participating local company checks the furnace, venting, ducts, gas line and drain, and sizes the home.

  4. Written quote

Price, model numbers and scope in writing. No pressure to sign.

  5. Install day

Old furnace out, new one in, then start-up, a combustion check and a walkthrough. See what to expect on installation day.

No heat right now?

Choose Urgent on the timing step so your request is marked that way. Never heat the house with a gas oven or barbecue.

Rebates and gas safety

A furnace on its own does not earn a heat pump rebate. If a rebate matters, compare heat pump quotes.

Rebates: check before you sign

Heat pump rebates do not cover a standalone gas furnace or a cooling-only air conditioner, so do not count on a rebate for a straight furnace or AC replacement.

Ontario's Home Renovation Savings program offers heat pump rebates with eligibility rules by heating fuel, home type and product, and it requires approval before installation. Program rules change often, so check the official pages before you buy and never sign because of a promised rebate amount. New applications for the Canada Greener Homes Loan ended on October 1, 2025.

Gas work in Ontario

In Ontario, only a TSSA-registered contractor, using certified gas technicians, may install or repair gas appliances. Ask for the company's TSSA registration number and the technician's certificate before work starts. We do not certify, license or inspect any company.

Buying versus renting a furnace

Renting spreads the cost but usually costs more over the term. Furnace rental plans in Ontario usually cost $40 to $80 a month on 10 to 15 year terms.

Worked example: $60 a month for 12 years
Monthly payment
$60
×Months
144
=Paid over the term
$8,640

Buying a two-stage furnace$5,500 to $8,000

Before tax and any yearly increases.

Rentals often include repairs and maintenance, and a yearly tune-up alone typically costs $120 to $250. Before signing, ask for the buyout schedule, the yearly increases and what happens if you sell.

Common questions

Straight answers. If yours is not here, the company can answer it during your free estimate.

How much does it cost to replace a furnace in Ontario?

Expect $4,000 to $11,000 before HST for a standard replacement. By type, that is $4,000 to $6,500 for single-stage, $5,500 to $8,000 for two-stage and $7,000 to $11,000 for modulating. Venting, a condensate pump, duct transitions or gas line work add to that. The written quote after your in-home visit is the real number.

What size furnace does my home need?

Only a heat loss calculation can tell you. In Canada the proper method is CSA F280, a room-by-room calculation using your walls, windows, insulation and air leakage. Many older furnaces are oversized, so the right new one is often smaller, and a smaller furnace can lower the price.

Is a two-stage or modulating furnace worth the extra cost?

For comfort, often yes. They run longer at low output, so rooms stay more even and the system is quieter. The gas savings over a 95 to 96% single-stage model are only a few percent, so do not buy the top tier for the bill alone.

Do I need a permit or a TSSA-registered contractor?

In Ontario, gas work is limited to TSSA-registered contractors, and the technician needs a gas certificate. Building permit rules for furnace replacements vary by municipality. Ask whether your town needs one, who applies and whether the fee is in the price.

Should I replace my air conditioner at the same time?

If your AC is 12 to 15 years old or uses R-22, doing both usually makes sense: one visit, one removal and a coil matched to the new furnace. A newer AC whose coil fits the new cabinet can stay. See furnace and AC quotes.
