What a furnace quote costs in Toronto

A new gas furnace in a Toronto house typically runs $4,000 to $11,000 installed, before HST, and a furnace with central air $8,000 to $15,000. The furnace sets the base. Venting, the water heater and access decide where in the range your quote lands.

$5,500 to $8,000
Modulating gas furnace (97 to 98% AFUE, variable-speed blower)
$7,000 to $11,000
New furnace and central AC in one job
$8,000 to $15,000
Whole-home ducted cold-climate heat pump
$9,000 to $18,000
Single-zone ductless mini-split
$3,500 to $6,500
Multi-zone ductless mini-split (3 to 5 indoor heads)

Venting a high-efficiency furnace on a narrow lot

This is the Toronto issue that most often changes a quote. A high-efficiency furnace vents through two plastic pipes in an outside wall, and where they may end is set by the gas code (CSA B149.1) and the furnace maker's instructions.

Where a furnace vent can exit a Toronto semi on a shared drive Plan view from above. Your semi-detached house sits between a shared driveway on the left and the attached neighbour on the right. From the furnace, route 1 runs to the side wall over the shared drive and is usually not allowed. Route 2 runs to the rear wall and the backyard. Route 3 runs to the front wall near the gas meter. Route 4 runs up through the house to the roof. BackyardStreet Shared drive Nexthouse Attachedneighbour Shared wall Meter FurnaceYour semi 1234
  1. Side wall over a shared drive Often ruled out

A vent may not end above a paved walkway or driveway that sits between two houses and serves both. On many semis that rules out the obvious wall.

  2. Rear wall Often simplest

Usually the cleanest route when the furnace is near the back. It still has to clear windows, doors, decks and the snow line.

  3. Front wall Check clearances

Possible, but it has to clear the gas meter, windows, doors and the porch, and the winter vapour plume shows from the street.

  4. Up through the roof Costs more

Works where no wall does. The pipes need a path through a closet or chase, so expect more pipe, labour and patching.

Ask for the exit point in writing. If the only workable route is the roof or a long run to the back, it should be priced now, not found on install day.

Other Toronto issues that change a quote

Most come from age and density. None is a reason to put off a quote, but each one should be a line on it.

  • An orphaned water heater

A gas water heater that shared the chimney with the old furnace is left alone in a flue sized for two, which can mean poor draft and chimney damage. Expect a liner or a power-vented water heater; liner work typically runs $300 to $1,500. If the tank is rented, involve the rental company.

  • Tight basements and parking

Low ceilings, small furnace rooms, steep stairs and permit-parking streets slow the job and can limit which cabinet fits. Ask who arranges parking for the van.

  • Radiators and hot water heat

Many older homes still heat with a boiler. Replacing it usually costs less and disrupts less than adding ducts. See boiler quotes.

  • Condos and condo townhouses

Outdoor units, wall openings and balcony mounts usually need board approval, and many suites have no ducts. A ductless mini-split is often the practical choice.

  • Older electrical service

Many older homes have 60 or 100 amp service, which can limit central air or a heat pump. Electrical work for a heat pump typically runs $500 to $2,500, and a panel upgrade $2,000 to $4,500.

  • Old duct and pipe insulation

Some older homes have asbestos-containing tape or insulation on ducts or pipes. If the installer suspects it, testing comes before any work.

What a Toronto quote should list

Use this list when the estimate arrives. If an item applies to your house and is missing, ask for it in writing.

  • The exact system: brand, model number, efficiency and size
  • A room-by-room heat loss calculation (CSA F280), not the old furnace's label
  • The vent route and exit point
  • The plan for the water heater's venting if the chimney is no longer shared
  • Condensate: a floor drain or a condensate pump
  • Who applies for any City of Toronto permit, and whether the fee is included
  • Parking, floor protection and removal of the old equipment
  • Parts and labour warranty years, the deposit and the install date
  • For condos: written confirmation that the board approved the work

When to book in Toronto

Book in spring or September if your furnace still runs. Demand climbs with the first cold nights in October and stays high through January, and AC calendars fill with the first summer heat wave.

A straight furnace swap usually takes one day; a new vent route, a chimney liner or a permit inspection can add a visit. If you have no heat, choose Urgent in the form so your request is marked that way.

The same request works anywhere in the city, from the old city to East York, Etobicoke, North York and Scarborough. Your postal code is used to match you with a participating company that serves your area. Just west of Etobicoke? See furnace quotes in Mississauga, or browse all city pages.

Common questions

Straight answers. If yours is not here, the company can answer it during your free estimate.

Does Toronto require a permit for a furnace replacement?

Toronto Building's stand-alone mechanical (HVAC) permit lists furnace and boiler replacement and adding central air for houses, so assume a permit may apply and confirm with the city. Your quote should say who applies and whether the fee is included. The gas work itself is for a TSSA-registered contractor only.

Can a high-efficiency furnace vent out the side of my semi?

Often, but not always. The vent has to meet the clearances in the gas code and the furnace instructions, and it may not end above a paved walkway or driveway shared by two houses. That rules out the side wall on many mutual drives. The usual alternatives are the rear wall, the front wall or the roof.

Can I add central air or a heat pump to a condo townhouse?

Usually only with the condo board's approval, because outdoor units, new wall openings and balcony mounts often touch common elements. Read your declaration and rules, ask the property manager what is allowed and mention any limits in your request. Where there are no ducts, a ductless mini-split is the common answer.

My house has radiators. Should I switch to a furnace?

Usually not for the heat alone. Adding ducts to a finished older house is disruptive, so most owners replace the boiler and add ductless heads or a small-duct high-velocity system for cooling. A furnace makes more sense when the walls are open anyway, for example during a gut renovation.
